When it comes to marketing your home for sale, undoubtedly the single most important thing you can have is great photography. And that's because good photos are the basis for all your home?s marketing and advertising, be it your flyers, postcards or print ads, your Internet postings ? even most real estate videos are nothing but slide shows of your home?s photos. So if you?re thinking of moving, and want your home to say ?SOLD? as quickly as possible, make sure you have the best photographs possible! This difference between taking pictures of a house for sale, and taking the kind of pictures you may snap in everyday life is that those every day photos are usually pictures of objects: person, pet, group of people or a thing. As a result, most consumer oriented cameras, typically point and shoot ones, are designed to take photos of objects. With real estate photography, what you want to show is the space or environment things sit in or are surrounded by, so a potential buyer can get a feel for what it?s like to live in your home. To do that, a real estate photographer needs a special kind of camera that can do wide angle photography as well as sophisticated HDR (high dynamic range) software.
In this photo, snapped with a consumer-oriented camera like many agents use, the room seems cramped. This is the widest field of view you can get with most cameras. The light objects, like the walls and windows, seem washed out. The dark objects, like the wood trim, are almost lost as black items. You can't even see some of the features of the home, like the hardwood flooring.
In this photo, taken while standing in the exact same spot, you can see almost the entire room. You get a much better sense of what the home has to offer. And the high dynamic range processing shows the rich colors and textures. Photos like this make people want to come see your house in person!
Over 80% of home buyers use the Internet in their home search. One third of all buyers first saw the home they ended up buying on the Internet. All of those buyers are determining which houses they are going to go look at in person based on what they see in Internet photos. That?s why it?s important to make sure that your home?s photos are the best you can get, and show off the fine features it has. When you consider the fact that Internet buyers may be looking at literally hundreds of homes on-line to just try and narrow it down to a handful of homes that they?re going to actually go look at in person, you should be able to get an idea of just how mission critical great real estate photographs are when you go to sell your home. May people ask why all real estate professionals don?t used professional grade photography equipment with wide angle capabilities, or hire a professional photographer to take photos for them. Well, the answer to that is money. Professional camera equipment can cost a few thousand dollars and professional photographers are quite expensive. Not all real estate agents are full time professionals, and many are not willing to invest this kind of money for their clients.
When you select a real estate professional, do so carefully. Ask him or her what type of camera is going to be used, and ask to see samples of his or her photographs, marketing material and listings.
